Vacant Home Staging
Vacant properties take 50% LONGER to sell and often have price reductions, and sell for less than desired price as a result of having to "JUST sell it" to avoid additional monthly fees.
Staging a vacant property has been PROVEN to sell homes in half the amount of time and for top dollar, meaning the sellers didn't waste time and money on "carrying" the home every month while it is vacant.
Did you know 90% of buyers can NOT envision the potential of the home? This means the majority of people who view your home will not buy or even consider making an offer because it doesn't "speak" to them. Only 10% of buyers can see space for what it is. When we stage a vacant home we use certain staging methods and principles to target the right buyer. In order to get your home SOLD in 50% less time than an unstaged vacant homes, it needs to be properly staged and marketed to the right buyer because generic marketing to "Any" buyer is not how you get it sold FAST.
Vacant Staging Packages
1) "Picnic Staging"
This is the most affordable way to stage a home if you do not want the extra cost of renting furniture pieces. We create a scene or a "picnic" type setting in key rooms by using minimal or no furniture and lots of accessories to set the stage. Picnic staging creates a purposeful scene in each room and takes the cold edge off of a vacant property. There is a small rental fee for inventory used after the initial 30 days.
2) "Partial Staging"
This is the most popular staging for properties as it really shows off a home in its best light. Since 90% of buyers can not envision the potential of the space, this really SHOWS them the space! When we partially stage a home we bring in furniture, accessories and set up the main rooms in a home which are the living room, dining room, and master bedroom with accessories in the kitchen & bathroom (+/- small table in eat-in areas). This is the BANG for your BUCK package where we show off the space of the home but only in key rooms that make a difference to buyers. We use APSD proven Pyramid of Staging Methods and 16 Key Staging Principles to ensure the home is showcased to the RIGHT buyer saving you time AND money! Initial staging includes the following: Staging, set up, room configuration, wrap and ready, inventory selection, delivery, assembly (if required) future pick up, de-staging, inventory items for initial 30 days.
3) "Full Staging"
Full staging is the next step from partial staging. Instead of only doing the above key rooms we stage all rooms - kids, basements, lofts, etc. This type of staging benefits home owners selling in a slow market or competing against multiple properties in a close area. Setting yourself apart from the other properties by adding the WOW! I want to buy it NOW! appeal
We will evaluate the home and let the homeowners know if there is anything they can do to the home prior to staging in order to get the highest return on investment. We will also evaluate each room and compile our notes in order to provide our clients with an official staging proposal.
